
Construction dust is not normal dust. It is microscopic, abrasive, and embedded in HVAC systems, fabric, cabinet interiors, and the unfinished side of every surface. A standard cleaning will not remove it — and using the wrong cleaning method on brand-new countertops, paint, or hardwood will damage finishes the project just installed.
This guide is the three-phase post-construction cleaning method, the equipment that actually matters, and when DIY is a false economy.
Why post-construction is its own category
Construction and renovation leave behind:
- Fine particulate dust — drywall, sheetrock sanding, sawdust, concrete dust — that bypasses standard vacuum filters
- Construction debris — nails, screws, drywall scraps, tile chips — that damages floors and feet
- Paint splatter and overspray — on glass, fixtures, hardware
- Adhesive residue — on windows, tile, glass shower doors (manufacturer stickers)
- Sawdust in HVAC ducts, return-air grilles, cabinet interiors
- Chemical residue from caulk, paint, finishes, sealants
Three implications:
- You need a HEPA vacuum. A standard vacuum aerosolises fine dust and spreads it.
- Dust settles for 7–14 days after the last construction activity. One clean is rarely enough.
- Some surfaces (new natural stone, fresh paint, polished concrete) cannot tolerate standard cleaners.
The three-phase method professionals use
Phase 1 — Rough clean (during construction)
Purpose: keep the site workable for trades.
- Remove large debris and trash bags
- Sweep floors of bulk dust and offcuts
- Wipe surfaces just enough for the next trade
- Empty dump bins
This is contractor-side work, not deep cleaning. The customer rarely sees this phase.
Phase 2 — Final post-construction clean (the main job)
Purpose: prepare the property for the punch-list walk and occupancy.
- Detail dust removal from every surface — ceilings to floors
- Window and glass cleaning, including label / sticker removal
- Floor cleaning with the correct method for each material (sealed vs unsealed, hardwood vs stone vs tile)
- Fixture cleaning — sinks, toilets, fixtures, faucets
- Cabinet interiors and drawer fronts (drawers pulled fully out)
- HVAC vent and return-air grille cleaning
- Filter replacement
- Touch-up details throughout
Timing: after all construction is complete, before the final walkthrough or move-in.
This is what most people mean by "post-construction cleaning." Typical 2,000 sq ft project: 15–25 hours of work by a two-person crew.
Phase 3 — Touch-up / punch-list clean
Purpose: clean after punch-list repairs (caulk, paint touch-ups, hardware swaps) introduce new dust.
- Spot cleaning where punch-list work happened
- Final settled-dust removal (7–14 days after Phase 2)
- Polish all hard surfaces
- Prepare for occupancy
Timing: after punch-list items are completed; ideally 7+ days after Phase 2 so settled dust is captured.
The post-construction checklist
Every room
- [ ] HEPA vacuum every surface — floor, walls (lightly), shelves
- [ ] Mop hard floors with the manufacturer-approved cleaner (check before you choose a product)
- [ ] Wipe every light fixture, including bulbs
- [ ] Clean every outlet cover and switch plate
- [ ] Dust ceiling, ceiling fan blades, smoke detectors
- [ ] Wipe doors, frames, and hardware
- [ ] Wash all windows inside and out
- [ ] Remove stickers and labels from glass (razor scraper + glass cleaner)
- [ ] Wipe baseboards and trim
- [ ] Vacuum HVAC vent covers; replace HVAC filter
- [ ] Vacuum inside every closet; wipe shelves and rod
Kitchen
- [ ] Inside every cabinet and drawer — fully out, then back in
- [ ] Wipe cabinet exteriors
- [ ] Inside every appliance (oven, fridge, dishwasher, microwave)
- [ ] Appliance exteriors with manufacturer-safe cleaner
- [ ] Range hood + filter
- [ ] Countertops sanitised; sealed if natural stone (separate task)
- [ ] Sink and faucet polished
- [ ] Backsplash + grout
- [ ] Pantry shelves
Bathrooms
- [ ] Inside vanity cabinets

- [ ] Shower / tub including grout — pre-seal if requested

Four rules that prevent damage
1. Air quality first
Before deep-cleaning surfaces, address airborne dust:
- Replace the HVAC filter; run HVAC for 24 hours
- Open windows; run air purifiers
- Replace the filter again after first cleaning pass
Skipping this step means re-cleaning every surface a week later when the suspended dust settles.
2. Top to bottom — strictly
Settled dust ends on the floor. Anything that takes dust upward (broom, dry duster) will land it on a surface you already cleaned.
Order:
- Ceilings, fans, light fixtures
- Walls (lightly — only if visibly dusty; new paint can be damaged)
- Windows, doors, trim
- Cabinets, fixtures, counters
- Floors (last)
3. The right equipment matters more than the right products

Renting a HEPA vacuum runs $50–$100/day. Buying a budget HEPA is $200–$400. Not having one is the difference between cleaning the dust and spreading it.
4. Test before applying
Every new surface:
- Test the cleaner in a hidden area
- Confirm finish-compatibility from the manufacturer's documentation
- Soft cloths only on new countertops
- Avoid acidic cleaners (vinegar) on natural stone
- Avoid alkaline cleaners on aluminum or anodised finishes

After move-in: maintain it
The first 90 days after construction are when dust resettles from inside walls, ducts, and unfinished cavities.
- Replace HVAC filter monthly for the first three months
- Schedule a follow-up clean 30–60 days post-occupancy
- Wipe vent covers monthly
- Consider weekly standard cleaning for the first three months to stay ahead of settling
