Most complaints about cleaning services trace to a handful of things the customer could have verified in twenty minutes before booking. The checklist below organises the work into three phases — scope your need, vet the service, prepare the home — fifteen items total.
Print it, walk through it once, and you have screened harder than 90% of customers.
Phase 1 — Scope your need (before you search)
1. Decide which service type you actually need
Picking the wrong service type is the most common cause of "they didn't do enough" complaints. Map your need to one of:
- Standard clean — recurring weekly or bi-weekly maintenance on a home that is in good condition.
- Deep clean — first visit, post-illness reset, 3–6 month catch-up.
- Move-in / move-out — vacant home, inspector-grade.
- Airbnb turnover — short-term rental, fast and predictable.
- Office — workplace cleaning, evening hours.
The pricing guide explains what each scope buys.
2. Set a real budget
Get the number range before you talk to anyone:
- Standard: $99–$199 for a typical 2-bed home
- Deep: $199–$399
- Move-in/out: $299–$599
- Recurring discounts: weekly ~15%, bi-weekly ~10%, monthly ~5%
The cheapest quote is rarely the best value — a service that under-prices either does less work or makes it up on add-ons.
3. List your specifics
Write down before you call:
- Square footage, bedrooms, bathrooms
- Pets (number, species, shedding)
- Allergies or product sensitivities
- Areas to focus or skip (home office, nursery, guest room)
- Access constraints (gate code, parking, alarm)
These are the same questions a serious service will ask. Having answers ready cuts the booking conversation in half.
Phase 2 — Vet the service (seven essential checks)
4. Insurance and bonding — non-negotiable
Ask: "Can you email a certificate of insurance?"
A serious service emails the COI within an hour. The COI should show:
- General liability ($1M minimum)
- Workers' compensation
- Bonding for theft protection
If they hesitate or send something that does not name them, walk away.
5. Background checks per cleaner
Ask: "What background check do you run on every cleaner before their first job?"
The answer should specifically include identity verification and work authorization, with background checks where required. On the Sweeppa platform, every cleaner in the provider directory is vetted before taking any booking.
6. Reviews — read for patterns, not stars
Where to look: Google, Yelp, BBB, and platform reviews. Read 1- and 2-star reviews specifically.
Look for patterns:
- Repeat complaints about punctuality
- Repeat complaints about specific tasks (bathrooms, floors)
- How the company replies to negative reviews
- Whether reviews look manufactured (all dated within a week, similar language)
A 4.6 across 500 reviews is more reliable than a 4.9 across 25.
7. What is included — get it in writing
A real scope describes:
- Rooms covered
- Tasks per room (e.g., "wipe baseboards" yes/no)
- What is explicitly excluded (exterior windows, biohazards, garage)
- Add-on prices itemised
If the answer is "we do a thorough clean," ask for the checklist. The find-a-service guide covers the 12 questions worth asking.
8. Pricing — written, itemised, consistent
Three things to verify before booking:
- The quote is delivered in writing
- Add-ons are itemised separately, not bundled
- The recurring discount, if applicable, is applied to each visit on the quote
Any quote without an itemised breakdown is hiding something.
9. Cancellation and rescheduling policy
Confirm:
- How far in advance to cancel without a fee
- Late-cancellation fee amount
- Rescheduling window
- What happens if the cleaner cancels on you
10. Satisfaction guarantee — get the actual process
"100% satisfied guaranteed" is meaningless on its own. Ask for the steps:
- Time window to report ("within 24 hours of the visit")
- Remedy ("free re-clean," "partial refund")
- Who you contact
- Response time commitment
Phase 3 — Prepare the home (five steps before the visit)
11. Declutter the surfaces
Cleaners clean. They do not put away the things you left out. Twenty minutes of decluttering before the visit converts to forty minutes of actual cleaning.
- Clothes off the floor
- Counters cleared of mail, keys, dishes
- Toys, gym gear, bags moved
- Anything you do not want touched, moved into a "no-clean" room
12. Secure valuables and document the home
Most cleaners are honest. Protecting yourself is still good practice:
- Secure cash, jewelry, controlled substances
- Photograph any pre-existing damage you do not want disputed
- Lock private documents
For very high-value items, mention them when booking — services often prefer not to clean those rooms at all to avoid liability.
13. Plan pets
- Crate dogs that get anxious with strangers
- Note where the litter box is and whether the cleaner should touch it
- Confirm whether the cleaner is comfortable with your pets
14. Provide access clearly
Send before the visit:
- Entry method — door code, lockbox, in-person
- Parking instructions
- Alarm code (and how to disarm)
- Emergency contact
Surprise access problems are the #1 cause of cleaners arriving late or missing the appointment entirely.
15. Walk through, then step back
For the first visit, do a five-minute walkthrough with the cleaner:
- Show the rooms
- Point out priority areas
- Point out skip areas
- Confirm the time estimate
Then leave them to work. Hovering wastes both of your time and produces worse cleaning.
